There was a moment in the late 2010s when "luxury" began to mean its opposite. Properties multiplied, photographs sharpened, descriptions ballooned. The Mediterranean — that quiet expanse of stone, sun, and silence — was being narrated rather than lived.
We started ADDRESS because we wanted to do less. To curate, not to list. To say no to most properties, most weeks of the year, most photographs. To trust that the right guests would recognise a sentence written for one person rather than for everyone.

Every property in our collection is inspected against a 300-point standard before it appears anywhere on this site. Not because that number is magical — it isn't — but because it forces a kind of attention that volume can't survive. A property that doesn't meet the standard doesn't enter the collection. In nine years we have declined more properties than we have accepted, by a wide margin.
Our service is built on the same principle. A dedicated host, briefed weeks before your arrival. A concierge available at any hour but never present unless asked. Pre-arrival provisioning to your preferences — down to the brand of olive oil — without you needing to ask twice.
We operate from two offices: Marbella, where the agency was founded, and Zürich, where many of our long-standing guests are based. Visits are by appointment only — not to gatekeep, but to give each conversation the time it deserves.
